New Delhi — In a landmark development for India’s booming industrial and logistics real estate sector, Blackstone-backed Horizon Industrial Parks Ltd. (HIPL) has officially opened its initial public offering (IPO) today. The company is looking to raise ₹2,600 crore through a completely fresh issue, with the price band fixed at ₹57 to ₹60 per share. The issue is scheduled to close on Wednesday, drawing massive attention from institutional and retail investors alike.
Ahead of the public opening, HIPL successfully raised ₹1,167.75 crore from 54 anchor investors by allotting 19.46 crore shares at the upper end of the price band at ₹60 per share. The impressive roster of anchor investors features global and domestic powerhouses such as Carmignac, WhiteOak Capital, SBI Life Insurance, 360 ONE, Nuvama, Matthews, Poonawalla Vision Fund, PGIM India, JM Financial Mutual Fund, Edelweiss, Sundaram Mutual Fund, SBI General Insurance, Societe Generale, BNP Paribas, and Morgan Stanley.
Structurally, the IPO reservation is aligned with standard market practices, allocating not less than 75 per cent of the net issue to qualified institutional buyers (QIBs), 15 per cent to non-institutional investors (NIIs), and 10 per cent to retail investors. Bids can be placed for a minimum of 250 shares and in multiples of 250 shares thereafter.
According to the red herring prospectus and financial disclosures, the net proceeds from the IPO will primarily be utilized for the repayment or prepayment—in part or full—of certain borrowings availed by the company and its subsidiaries, alongside general corporate purposes. Specifically, the company aims to deleverage its balance sheet by paying off up to ₹2,250 crore in debt, a strategic move expected to drastically lower future interest costs and pave the way for a PAT-level break-even by fiscal year 2027.
As India’s largest industrial and logistics infrastructure developer, owner, and operator by total network area, HIPL commands a formidable footprint. The company manages 45 assets spanning 10 major cities, including Delhi-NCR, Mumbai, Bengaluru, Chennai, Pune, Hyderabad, Ahmedabad, Nagpur, Nashik, and Goa, resulting in a total network area of 58.58 million square feet. Furthermore, HIPL boasts a committed occupancy rate of 93.6 per cent across its operational portfolio, with 54.1 per cent of its leased area contracted directly or indirectly to Fortune 500 companies.
The company's diverse tenant base of 118 clients operates across high-growth sectors such as e-commerce, retail, fast-moving consumer goods (FMCG), third-party logistics (3PL), and manufacturing. In addition to its operational portfolio, HIPL commands a substantial development pipeline of 30.03 million square feet, providing long-term visibility for future growth. The systematic formalization of India's supply chains and the rapid expansion of modern e-commerce infrastructure continue to drive sustained demand for Grade-A warehousing assets.
Prior to filing its draft red herring prospectus (DRHP), HIPL completed a primary fundraise of ₹1,650 crore through a private placement in December 2025, drawing capital from prominent investors like 360 ONE, SBI Life, and veteran investor Radhakishan Damani. The book-running lead managers steering the current IPO include JM Financial Ltd., Axis Capital Ltd., IIFL Capital Services Ltd., SBI Capital Markets Ltd., and 360 ONE WAM Ltd.
At the upper price band of ₹60, the issue values HIPL at 2.1x FY26 P/B and 37.5x FY26 EV/EBITDA on a post-issue basis. Market analysts note that the company's strong institutional backing, institutional-grade assets, and debt-reduction strategy position it favorably to capture the structural tailwinds propelling India's logistics real estate market forward.
