New Delhi / Mumbai: In a massive push to capitalize on robust residential demand across urban markets in India, realty major Lodha Developers Ltd has announced plans to launch 21 housing projects by March next year. These ambitious rollouts carry an estimated cumulative revenue potential of ₹24,000 crore, signaling strong bullish sentiment within the country's luxury and mid-income real estate segments.
The announcement follows a strategic ramp-up in the developer's pipeline after a muted first quarter. During the April-June period of the current fiscal year, the company launched only a single housing project in the Mumbai Metropolitan Region (MMR), encompassing an area of 4 lakh square feet with a revenue potential of ₹330 crore. Despite the soft start, Lodha Developers reported a 4 percent year-on-year growth in sales bookings, or pre-sales, touching ₹4,630 crore for the quarter. Building on this solid foundation, the company is targeting total sales bookings of ₹24,000 crore for the 2026-27 fiscal year.
According to the company's latest investor presentation, the upcoming expansion strategy is divided into two major prongs. First, Lodha will launch seven brand-new housing projects across key growth corridors including the MMR, Delhi-NCR, Pune, and Bengaluru. These greenfield projects will span a total area of 5.9 million square feet and hold a revenue potential of ₹9,850 crore. Notably, this rollout marks the developer's much-anticipated foray into the Delhi-NCR market, expanding its footprint beyond its traditional strongholds.
Second, the developer will introduce fresh phases across 14 existing projects, accounting for a massive 9.7 million square feet of development area and an estimated revenue potential of ₹14,210 crore. This dual approach of fresh market entries and phase expansions is designed to ensure consistent cash flow generation and timely project execution.
Financial metrics underscore the company's aggressive growth trajectory. Lodha Developers has set a target of achieving a 20 percent annual growth in net profit this fiscal year, aiming for ₹4,100 crore. This optimism is underpinned by strong housing demand, disciplined project execution, and strategic land monetization in high-growth segments such as data centre parks. Financial performance for the June quarter demonstrated exceptional momentum, with net profit more than doubling to ₹1,373.1 crore, up from ₹675 crore in the corresponding period last year. Total income for the quarter also saw a significant surge, reaching ₹5,096.7 crore compared to ₹3,624.7 crore previously, setting a strong precedent for the remainder of the fiscal year.
"Lodha Developers' aggressive expansion strategy underscores the sheer resilience and upward momentum of India’s organized real estate sector. By scaling up operations across high-demand urban clusters and making a strategic entry into the Delhi-NCR market, the company is brilliantly positioning itself to capture shifting consumer preferences toward trusted, high-quality developers. Achieving a ₹24,000-crore revenue pipeline requires meticulous planning, flawless execution, and deep market insight—qualities that Lodha consistently demonstrates. Furthermore, their impressive profit growth and diversification into data centre land monetization reflect a futuristic business model that goes beyond traditional residential development. As urbanization accelerates and financial discipline drives the top-tier realty players, initiatives of this scale will continue to attract robust institutional and retail investor confidence, setting a benchmark for the broader Indian startup and enterprise ecosystem." — Dr. Shishir Gupta, Founder & CEO, StartupLanes
