Godrej Properties posted a 62 percent drop in its consolidated net profit for the second quarter of FY27 to ₹154 crore, driven by a significant rise in operating expenses. Despite lower net profit and booked property values, the company registered growth in total revenue, sustenance sales, and cash collections.

Realty major Godrej Properties has reported a 62 percent decline in its consolidated net profit for the second quarter of FY27, coming in at ₹154 crore. The reduction in profit was primarily attributed to higher operating costs during the period. In the corresponding quarter of the previous financial year, the company had recorded a net profit of ₹405 crore.

Despite the dip in net profit, the company's total revenue saw an increase of 38 percent year-on-year, reaching ₹2,575 crore. However, the total value of booked properties experienced a 6 percent decline, falling to ₹8,008 crore. According to the company, this decrease was due to the deferral of certain property launches into the third quarter. During the second quarter, Godrej Properties sold 3,658 units, covering a total area of 6.2 million square feet.

On the expenditure side, total expenses increased significantly by 90 percent year-on-year to ₹2,476 crore. This sharp rise in costs impacted profitability metrics, leading to a 72 percent decline in EBITDA, which stood at ₹171 crore for the quarter.

Pirojsha Godrej, Chairperson of Godrej Properties Ltd., commented on the results, noting that while headline earnings and bookings appeared muted, the period marked a strong operating quarter. He highlighted an 83 percent year-on-year growth in sustenance sales to ₹5,054 crore and a 31 percent increase in cash collections to ₹5,318 crore.

"We only launched one third of our expected annual launch pipeline in the first half of the financial year and were still able to deliver 43 percent of our annual bookings guidance highlighting the continued strength of underlying demand in the sector," Pirojsha Godrej stated. He added that the company launched only a fraction of its planned annual pipeline while still capturing a substantial share of its annual guidance.

Looking ahead, the company remains optimistic about its performance for the remainder of the financial year. "We remain confident of surpassing our full year guidance across all key operating metrics. We are especially focused on generating strong cash flows and expect ₹15,000 crore of collections and ₹7,000 crore of operating cash flow in H2 FY27. This will allow us to both invest for continued growth while being free cash flow positive for the period," he said.

"Godrej Properties' Q2 results highlight a common business reality where top-line revenue growth does not automatically translate to bottom-line profitability due to escalating operating expenses and delayed project launches. However, the strong underlying demand reflected in their sustenance sales and cash collections demonstrates operational resilience. For businesses across sectors, managing cost structures while scaling execution is critical to protecting margins during periods of expansion." — Dr. Shishir Gupta, Founder & CEO, StartupLanes
