Mumbai: Mahindra Lifespace Developers has reported stable sales bookings of ₹1,990 crore for the first half of FY27. Sustenance sales accounted for approximately 41 per cent of the total bookings during this period, supported by positive market response to four new project launches across the Mumbai Metropolitan Region (MMR), Pune, and Chennai.
The real estate developer is currently advancing its long-term strategy, unveiled in FY26, to achieve annual residential sales bookings of ₹9,500 to ₹10,000 crore by FY30. This target entails scaling its sales fourfold over a five-year period from FY25 to FY30.
As of June 2026, the company holds a total Gross Development Value (GDV) of approximately ₹50,400 crore available for monetisation. This figure incorporates significant additions, including GDV additions of ₹18,000 crore each in FY25 and FY26, alongside an additional ₹7,100 crore in H1FY27. Notably, the H1FY27 additions include the K2 Kandivali land parcel in Mumbai, which carries an estimated GDV of ₹5,600 crore. Management guidance projects total additions ranging between ₹10,000 crore and ₹20,000 crore for the full fiscal year 2027.
Driven by this robust business development and current inventory in ongoing projects, the company maintains clear visibility to achieve estimated sales bookings of ₹4,500 crore to ₹5,000 crore for FY27. Looking ahead at the remainder of the fiscal year, the developer's incremental launch pipeline includes four projects: Mahalunge in Pune, the Saibaba and Westera society redevelopment projects in Mumbai, and Navrat in Bengaluru.
Analysts have modelled a 17 per cent sales Compound Annual Growth Rate (CAGR) over the FY26 to FY29 period, projecting sales bookings of ₹4,500 crore, ₹5,200 crore, and ₹5,500 crore for FY27, FY28, and FY29 respectively. Market coverage on the stock maintains a 'Buy' rating, with a revised target price of ₹478, adjusted to account for higher project costs and a trimmed premium to Net Asset Value (NAV).
"Mahindra Lifespace Developers continues to demonstrate steady execution, supported by a robust land bank and healthy sustenance sales across key urban markets like MMR, Pune, and Chennai. Achieving a fourfold growth target by FY30 will depend heavily on disciplined project execution, efficient capital deployment, and maintaining launch momentum amidst shifting project costs. For industry stakeholders, the company's expanding GDV pipeline highlights how strategic land acquisitions continue to drive long-term visibility in the real estate sector." — Dr. Shishir Gupta, Founder & CEO, StartupLanes
