Indiabulls Ltd has signed an agreement with a private landlord for a development management residential project on Dwarka Expressway in Gurugram. The 10.84-acre project has an estimated Gross Development Value of ₹3,700 crore and a saleable area of 21 lakh sqft.

Indiabulls Ltd, formerly known as Yaari Digital Integrated Services, has entered into an agreement with a private landlord to undertake the development management of a residential project located on the Dwarka Expressway in Gurugram.

Spread across approximately 10.84 acres, the project features an estimated saleable area of 21 lakh square feet. According to the company, the Gross Development Value (GDV) of the project is estimated at around ₹3,700 crore.

Phases 1 and 3 of the project have already secured RERA registration. The company plans to launch the project by mid-October 2026, timing the release ahead of the festive season to capitalize on residential demand in the region.

Indiabulls stated that this addition strengthens its overall launch pipeline and allows the firm to establish a presence in the residential market along the Dwarka Expressway corridor. With the inclusion of this new site, the total GDV of all Indiabulls projects has reached ₹27,308 crore.

The development is structured under a Development Management (DM) arrangement with the private landlord. This model enables Indiabulls to utilize its execution, branding, sales, and marketing capabilities without needing to acquire the underlying land.

The company noted that this asset-light approach allows it to expand its project pipeline while preserving financial flexibility and generating development fee income. Furthermore, Indiabulls indicated that this project could serve as a model for pursuing similar landlord-partnered developments across the National Capital Region, the Mumbai Metropolitan Region, and other Tier-1 cities.

Through this planned launch and expected price realizations in the Dwarka Expressway market, the company aims to secure steady revenue visibility moving forward.
