Realty firm Lodha Developers recorded a 10 per cent rise in sales bookings to ₹5,037 crore for the second quarter, driven by strong housing demand. The company also posted a 28 per cent increase in consolidated net profit to ₹1,013.5 crore for the quarter ended September.

Mumbai-based realty firm Lodha Developers has reported a 10 per cent increase in its sales bookings, reaching ₹5,037 crore in the second quarter of the current fiscal year. The growth was attributed to strong housing demand, continuing despite global uncertainties. According to the company's investor presentation, total sales bookings or pre-sales for the first six months of the fiscal rose by 7 per cent to ₹9,670 crore.

For the quarter ended September, Lodha Developers reported a 28 per cent increase in its consolidated net profit, touching ₹1,013.5 crore compared to ₹789.8 crore in the corresponding period of the previous year. The company's total income for the quarter also increased to ₹4,584.9 crore, up from ₹3,878.9 crore in the year-ago period.

Abhishek Lodha, Managing Director of Lodha Developers, stated that the company has maintained strong operating and financial momentum since its initial public offering in 2021. He noted that the profit after tax (PAT) margin stood at 22.1 per cent for the quarter, leading the management to expect an easy exceedance of its profit guidance for the full year.

Lodha Developers has set an annual sales booking target of ₹24,000 crore for the current fiscal year, following sales bookings of ₹20,530 crore in the preceding 2025-26 financial year. The company sells properties under the Lodha brand and maintains a strong presence across the Mumbai Metropolitan Region, Pune, and Bengaluru.

Commenting on geographic expansion, Abhishek Lodha noted that the Bengaluru operations are gathering pace, marked by another successful launch in North Bengaluru during the September quarter. Additionally, the company's first pilot project in Delhi-NCR is slated for launch during the upcoming festive season.

Addressing broader market conditions, the company acknowledged tracking the ongoing conflict in the Middle East and its potential geopolitical and macroeconomic implications. While management believes that the recent rise in interest rates in India will not directly impact housing demand in the segments they serve, secondary impacts are being monitored closely.

"Lodha Developers' latest financial results demonstrate how established brands in the real estate sector can sustain growth through consistent execution and geographic expansion. Achieving a 10 per cent growth in pre-sales alongside a significant jump in net profit reflects resilient consumer demand in the housing market. For businesses scaling across multiple urban markets, maintaining operational momentum while keeping a close eye on macroeconomic indicators is key to outperforming annual targets." — Dr. Shishir Gupta, Founder & CEO, StartupLanes
