Real estate developers and investors have committed capital exceeding ₹13,000 crore since January last year toward the construction of senior living homes, according to data released by real estate consultant Colliers.
These committed investments are scheduled to be deployed over the next three to four years. The senior living segment is anticipated to experience a substantial supply addition of approximately 75,000 units during this period, backed by capital commitments from prominent real estate developers, specialized senior living operators, and institutional investors.
The sector is also seeing increased activity in strategic partnerships between real estate developers and healthcare service providers. Select institutional investors are forming joint venture platforms with developers to build dedicated housing for senior citizens.
Badal Yagnik, Chief Executive Officer and Managing Director of Colliers India, noted that the market is entering a phase of accelerated growth. He attributed this trend to demographic shifts, evolving socio-economic dynamics, and a rising demand for professionally managed senior housing and care solutions.
In addition to major metropolitan areas, the senior living segment is gradually expanding into Tier II and Tier III locations. Cities such as Coimbatore, Puducherry, Dehradun, and Vadodara, alongside spiritual hubs like Tirupati, Vrindavan, and Ayodhya, are emerging as notable destinations for senior housing developments.
Industry participants have highlighted changing consumer preferences. Anil Godara, Founder and Managing Director of Gurugram-based J Estates, pointed out that senior housing is shifting from a basic need-based option to a preferred lifestyle choice focused on independence, wellness, and community living. Adarsh Narahari, Founder and Managing Director of Primus Senior Living, added that longer life expectancies and geographically spread-out families are driving the demand for quality care and community environments in older age.
