Indian real estate developer Godrej Properties has reported a 62% fall in its consolidated net profit for the second quarter, as a sharp increase in expenses outweighed strong demand for its residential projects.
For the quarter ended September, the company's consolidated net profit dropped to ₹154 crore ($16.23 million), compared to ₹405 crore during the same period in the previous year.
Despite the bottom-line decline, the company registered substantial top-line growth. Revenue from operations soared 161.4% to ₹1,935 crore during the quarter.
However, total expenses jumped 90.4% to reach ₹2,477 crore. The increase in expenditure was largely driven by higher raw material costs, which saw a 32.3% rise on a year-on-year basis.
Godrej Properties operates as one of India's largest listed homebuilders, maintaining a strong footprint across major housing markets including the Mumbai Metropolitan Region, Pune, Bengaluru, and the National Capital Region.
Commenting on the performance, Chairperson Pirojsha Godrej noted that while certain headline earnings and bookings numbers appeared muted, the quarter remained operationally robust with sustained sales growth.
Following the release of the financial results, shares of the company declined by 5.2%. The stock has faced downward pressure, falling 25.7% overall over the course of the year.
"The financial results of Godrej Properties highlight a critical challenge often seen in high-growth real estate markets, where surging input costs can quickly compress profit margins despite robust top-line revenue growth and strong consumer demand. For businesses scaling operations across major urban housing markets, managing supply chain pressures and raw material inflation remains vital to protecting bottom-line profitability. While operational metrics and sustenance sales indicate steady market demand, rising expenses underline the importance of disciplined cost management in maintaining investor confidence during volatile market cycles." — Dr. Shishir Gupta, Founder & CEO, StartupLanes
