Chennai-based real estate developer GT Bharathi Group has announced plans to develop World Trade Center (WTC) Kanchipuram, a 500-acre integrated industrial township in the Sriperumbudur-Oragadam belt of Tamil Nadu. The project entails an estimated development cost of around ₹4,000 crore, projected to be executed over a period of 10 to 12 years.
As part of the project planning, the promoters are currently holding discussions with Guidance Tamil Nadu and SIPCOT to explore potential participation. Arun Bharathi Arunachalam, Managing Director of GT Bharathi, stated that the company is engaging with these state agencies regarding the approximately 500-acre land area.
Unlike conventional industrial parks, WTC Kanchipuram is designed as a horizontal township featuring an integrated ecosystem. The blueprint includes industrial units alongside residential housing, hotels, schools, and entertainment facilities to cater to the growing manufacturing and electronics ecosystem in the region, which encompasses Sriperumbudur, Oragadam, and Kanchipuram.
The company has secured a licence from the World Trade Centers Association to develop a WTC business in Kanchipuram, as well as another licence for the Chengalpattu district in Tamil Nadu. The project concept allocates roughly 50 to 55 percent of the land for industrial development, 35 to 40 percent for residential and social uses, and the remainder for green and supporting infrastructure.
According to the developer, the initiative aims to address two distinct regional demands: industrial land for enterprises and adequate accommodation and social infrastructure for the local workforce. By combining manufacturing facilities with residential and supporting amenities, the township is positioned to create a functional live-work environment.
The Sriperumbudur-Oragadam-Pillaipakkam corridor has developed into a major manufacturing hub in Tamil Nadu, attracting players in the electronics, automotive, and component manufacturing sectors. The upcoming township specifically targets suppliers and China+1 manufacturing firms, focusing on Tier-2 and Tier-3 manufacturers across electronics, electrical components, auto components, and industrial equipment.
The integration of the WTC brand is expected to offer an international business and trade platform. The World Trade Centers Association connects WTC businesses across nearly 100 countries and territories to facilitate international trade, investment, and business networks.
The Kanchipuram initiative is one of two WTC-licensed developments undertaken by GT Bharathi in the state. The second project is planned along the OMR-Chengalpattu corridor as an IT-centric, mixed-use development spanning 300 acres, with an estimated investment of about ₹7,000 crore over 10 to 15 years.
