Aditya Birla Real Estate Limited (ABREL) has reported a consolidated total profit after tax (PAT) of ₹919 crore for the July–September 2026 quarter (Q2 FY27). This marks a significant turnaround from the net loss of ₹18 crore recorded in the corresponding quarter of the previous fiscal year. The overall PAT was primarily driven by ₹775 crore in profit stemming from discontinued operations.
The company’s continuing real estate operations also turned profitable during the quarter, posting a PAT of ₹143 crore compared to a net loss of ₹73 crore in Q2 FY26. Total income from continuing operations rose sharply to ₹861 crore, up from ₹113 crore a year ago.
Financial growth in continuing operations was largely supported by revenue recognition from the completed Birla Tisya project in Bengaluru. The project contributed ₹181 crore in EBITDA at a 28 per cent margin. Additionally, the Birla Navya project added ₹39 crore in EBITDA at a 35 per cent margin.
Operational metrics showed mixed trends. Collections across projects increased by 47 per cent year-on-year to reach ₹752 crore in Q2 FY27, helping the company cross a cumulative collections milestone of ₹10,000 crore across its portfolio. However, booking value fell 67 per cent to ₹298 crore, as the company had no major new project launches during the quarter. New bookings were driven by sustenance sales from existing projects located in the Mumbai Metropolitan Region (MMR), Pune, and Bengaluru.
On the balance sheet front, net debt as of September 30, 2026, stood at ₹284 crore against a gross debt of ₹3,633 crore. This reduction was aided by proceeds from the divestment of a non-core business. Reflecting these financial metrics, credit rating agency CARE revised its outlook on subsidiary Birla Estates Private Limited (BEPL) from AA Stable to AA Positive during the period.
Regarding business development, ABREL announced a Joint Development Agreement for a 5.6-acre land parcel in Hinjewadi Phase 1, Pune, carrying an estimated gross development value of approximately ₹1,650 crore. The company stated that its total project portfolio now has a revenue potential of approximately ₹77,700 crore across 35 million square feet.
"The financial turnaround reported by Aditya Birla Real Estate Limited highlights the direct impact of project completions and revenue recognition on bottom-line performance. While continuing operations have turned profitable and overall collections have crossed a significant milestone, the dip in new booking values indicates the cyclical nature of real estate sales in the absence of new launches. Sustaining growth will depend on timely project execution and the successful development of their expanding portfolio." — Dr. Shishir Gupta, Founder & CEO, StartupLanes
