Godrej Properties Limited released the Pune edition of its consumer research study, titled The Elevated Living Edit, highlighting a shift in priorities among affluent homebuyers in the city. According to the findings, buyers now place greater emphasis on wellness amenities, green spaces, and community living rather than conventional luxury markers such as apartment size and location.
The study revealed that 78 per cent of respondents look for dedicated yoga and meditation spaces, while 74 per cent broadly prioritize wellness-related features. Access to nature is also a major consideration, with 76 per cent expressing a preference for large balconies and 72 per cent seeking increased green spaces. Additionally, lifestyle and community features emerged as significant factors: 68 per cent of respondents value community-centric living, 67 per cent prioritize recreational amenities, 64 per cent want sustainable features, and 60 per cent look for smart-home technology. The report noted that 79 per cent of respondents would invest in Pune's residential market again.
The report was launched during a home-handover event titled Shubh Aarambh at Godrej Hill Retreat in Mahalunge, Pune. The event included a discussion between Mayank Poddar, CEO of the West-East Zone at Godrej Properties, and actor Mrunal Thakur, moderated by Sujit Patil, Chief Communications Officer at Godrej Industries.
In conjunction with the study's release, Godrej Properties unveiled a 1,400 square metre Eco-Resort-themed clubhouse at the Mahalunge project, which the company positions as Pune's first resort-style residential development. The clubhouse features four zones, seven themed gardens, an interactive gym, wellness spaces, and an operational bowling alley that the company claims is a first for a residential project in Pune. Overall, the development offers more than 25 resort-style amenities.
During the event, Mayank Poddar stated that Godrej Properties remains on track to deliver over 4,000 homes in Pune by the end of fiscal year 2027.
Godrej Properties identifies itself as India’s largest residential developer by the value and volume of homes sold, with a customer base exceeding 100,000 families.
"This consumer research from Godrej Properties highlights a clear evolution in consumer behavior within the Indian real estate market. Affluent homebuyers are moving away from traditional metrics of luxury, such as pure square footage, and are increasingly valuing holistic wellness, sustainability, and community-driven living spaces. For real estate developers and growing enterprises, aligning product offerings with these lifestyle preferences will be crucial for capturing long-term demand and driving future project success." — Dr. Shishir Gupta, Founder & CEO, StartupLanes
