Mangaluru-based Mukund MGM Realty has announced the acquisition of the property that formerly housed the Infosys campus in the Kottara area of Mangaluru. Spanning approximately 2.75 acres, the transaction and transfer of property assets were completed on October 23.
The acquisition was led by Mukund MGM Realty’s Managing Partners Gurudatta Shenoy, Mahesh Shetty, and Mangaldeep AR. Addressing media persons on Friday, Gurudatta Shenoy did not disclose the financial details regarding the acquisition cost of the property.
According to the company, the acquisition is viewed as a strategic opportunity to build upon Mangaluru's growing business potential. Mukund MGM Realty stated that it aims to help create the infrastructure required to attract enterprises, encourage local entrepreneurship, and generate professional opportunities. Specific details regarding the development and future operations of the site will be announced once plans are finalized.
Shenoy noted that Mangaluru possesses a strong foundation of educational institutions, skilled professionals, and entrepreneurial talent. However, he pointed out that the core challenge remains creating adequate local opportunities so that businesses can expand within the city, young professionals can build careers locally, and individuals who have relocated elsewhere find reasons to return.
Mukund MGM Realty’s existing portfolio includes commercial projects such as the Ajanta and Ashoka Business centres. Additionally, its fully owned subsidiary, Vertex Workspaces, operates as a managed workspace provider in Karnataka outside Bengaluru. According to the company, Vertex has enabled 5,500 workstations, supporting more than 55 corporate companies in establishing and operating businesses in Mangaluru.
The company believes its experience in the managed workspace segment indicates that Mangaluru can support a broader range of commercial activity. As interest builds around global capability centres, technology operations, and distributed business teams, the city has an opening to draw in new enterprises.
The newly acquired Kottara property is expected to support this vision by providing physical space for businesses to set up operations, local talent to secure employment, and entrepreneurs to build ventures without needing to relocate to larger metropolitan hubs.
"This acquisition highlights the growing commercial viability of Tier-2 cities in India like Mangaluru. By taking over established infrastructure such as a former IT campus, local real estate players are positioning themselves to capture rising demand from distributed teams, global capability centres, and growing enterprises. Transforming existing assets into modern workspaces helps retain local talent and builds a sustainable business ecosystem outside traditional metropolitan hubs." — Dr. Shishir Gupta, Founder & CEO, StartupLanes
