The National Land Monetisation Corporation has initiated an e-auction for a 5.119-acre land parcel owned by HIL (India) in New Delhi. The property has been set with a reserve price of ₹829.69 crore as part of the government's ongoing asset monetisation efforts.

The National Land Monetisation Corporation (NLMC) has initiated an e-auction process to monetise a 5.119-acre land parcel owned by HIL (India) in New Delhi. The property has been listed with a reserve price of ₹829.69 crore.

This transaction marks the third e-auction advertised by NLMC over the past two months. The move is part of the government's wider strategy to unlock economic value from surplus and under-utilised assets held by Central Public Sector Enterprises (CPSEs).

Ahead of the auction, NLMC hosted a pre-bid meeting in New Delhi on Tuesday. The session was organised to help prospective bidders understand the property's location, development potential, applicable land-use provisions, eligibility requirements, and the terms and conditions of the online auction.

The land parcel is located in the Najafgarh Industrial Area along Rohtak Road and Shivaji Marg. It features approximately 140 metres of road frontage and connects directly to the Delhi Metro's Green Line. According to the current guidelines, the site offers a Floor Space Index (FSI) potential of up to 400 under applicable Transit-Oriented Development (TOD) provisions, subject to statutory conditions and required approvals.

NLMC Chief Executive Officer Rohan Chand Thakur noted that the government places high priority on monetising underutilised public sector land assets. He stated that the objective is to leverage transparent, structured, and competitive processes to encourage productive asset utilisation.

HIL (India) Chairman and Managing Director Kuldeep Singh described the land parcel as a significant corporate asset and encouraged interested parties to review the auction documents and participate in the bidding process.

The property is currently designated for industrial use, with conversion options permissible under applicable norms and approvals. The transaction will be executed via an online e-auction, and the final sale price will be determined by the highest bid. Bidding will proceed in multiples of ₹1 crore per acre.

Bidders are required to submit an earnest money deposit via bank guarantee, NEFT, or RTGS, in accordance with the Request for Proposal (RFP). Representatives from NLMC, HIL (India), and transaction advisor CBRE India attended the pre-bid meeting to clarify technical and financial submission queries for prospective participants.

NLMC operates as a wholly owned government company under the administrative control of the Department of Public Enterprises, Ministry of Finance.

"The ongoing monetisation of public sector land parcels through structured e-auctions highlights a transparent mechanism for unlocking the value of underutilised state assets. For developers and institutional investors, properties with strong connectivity and transit-oriented development provisions present distinct long-term potential. Transparent bidding platforms ensure fair price discovery while encouraging competitive participation in high-value commercial and industrial real estate." — Dr. Shishir Gupta, Founder & CEO, StartupLanes
